Regarding the urine stains on a wood floor, you might try this old family trick. It's never been used for this purpose before, but it's worth a try.

First you need to get something to neutralize the urine (I'm assuming it's a dog or cat). I've used a product called Simple Solution to remove the smell of cat urine resulting from former renters, and I've been very happy with the results. In a nutshell, this is a product that contains an enzyme that digests the urine and renders it inert.

If you don't want to try that, you can try a baking soda and water solution, scrubbed into the floor with a fairly stiff brush and left to sit for a few hours. This has the advantage of neutralizing the acid, which is the source of the order; however, its effectiveness is limited to surface damage. If it's been there for a while and soaked into the wood, the baking soda solution simply won't reach it.

Now you've gotten rid of the smell ... what about the stain? This is a little tougher, but here's something that we've used on our floors to remove scratches, light (as in "not very deep") stains, etc. Be prepared to use a LOT of elbow grease.

Oh, and this also assumes that your floor is a natural color and has not been stained or colored ... that introduces a completely new set of conditions ... (grin!)

1. Sand the area by hand with steel wool or fine grit sandpaper, until you have reached bare wood.
2. Wipe the area with a damp (but not soaked) cloth.
3. Using a sponge or sponge mop, apply three coats of the following mixture, allowing it to dry for about a half hour to an hour between coats:

1/3 boiled linseed oil
1/3 turpentine
1/3 satin (non-gloss) polyurethane.

4. Allow it to air dry for 24 hours.

We applied this mixture to a new kitchen floor in January of 1980, and it's still holding up. Good luck!
